GENERAL RESERVATION AND CONTRACTING CONDITIONS/p>

IDENTIFICATION:

VillasPlanet S.L., with fiscal address in C/ Mar i Estany , local A-B of Puerto de Alcudia, with CIF: B-572648448, registered in the Mercantile Registry  VOLUME: 2050 BOOK: 0 PAPER: 1 SHEET: PM-46696 REGISTRATION: 1 and with contact telephone number 971 54 54 11 and email: info@villasplanet.com.

In the name and on behalf of the PROPERTY in accordance with the authorization in force granted by the same.

Object:

The object of these Booking Conditions is to regulate the contractual relationship between the LANDLORD (owner) and the TENANT (user).

VillasPlanet S.L. is not a contractual party (neither as a lessor nor as a tenant) in the rental of the Property. VillasPlanet S.L. acts in the name and representation of the PROPERTY and the USER, in the renting for use of seasonal housing, subject to the Law 29/1994, of 24 November, of Urban Rentals, especially and expressly in Title I, article 3, point 2 or as Vacation Tourist Stay (ETV) subject to Decree 17/2006, of 17 February, which develops Law 2/2005, of 22 March, on the marketing of tourist stays in dwellings, for properties accredited for this purpose.

VillasPlanet S.L. en Registered and Authorized Marketer By The Tourism Agency of the Balearic Government of Holiday Homes accredited with the IQT quality strategy.

Prerequisites:

-      Have an active e-mail account.

-      Provide the entity VillasPlanet S.L., all personal data requested on the form, being the user solely responsible for the quality of data entered by him, and accepts the obligation to provide true, accurate and complete information about their identity and the reservation.

 

Previous important information:

 The agency VillasPlanet.com asks you to contact us one week before your arrival to communicate your flight/boat number and arrival time in order to arrange a meeting point and/or pick up the keys.

 Hours of service: Monday to Friday from 10:00h to 20:00h - Saturday from 10:00h to 14:00 h.

 

-       Time of entry to the Property: 15:00h-22:00h (Arrivals between 22h and 02.00h will have a supplement of 30 ?) For other schedules please consult.

 

-       Departure time from the property: 10:00h (For other times on request).

BACKUP HOW TO BOOK:

To book you must go to the search form, and select the dates of entry and exit, as well as the place of vacation (optional).

On some dates, and for certain accommodations, there may be minimum nights of stay or days of compulsory entry and exit. The system will warn you in these cases and you will not be able to continue without adjusting your check-in and check-out dates.

To confirm your request, you must pay a deposit of 30% of the total amount of the rent. VillasPlanet S.L., offers users the possibility of making this advance payment in 2 ways

Bank Transfer: you have 2 working days (48 hours) to make the payment, putting as Concept the reference number of the property  Ex: (R-0000)  and the dates of reservation Ex.(from 01/01/12 to 15/01/12), and send us the receipt of the payment by e-mail info@villasplanet.com or by fax (+34) 971 54 77 19. Once the receipt of the amount of the advance has been confirmed, you will receive a confirmation temporal of the reservation of the rental.

Credit card (virtual POS): For your peace of mind, the operation is carried out through a bank payment gateway, so your reservation will be confirmed instantly and your credit card will be charged for the amount of the rental confirmation payment. Once the form is completed, click on send to complete the process. You will receive via e-mail a confirmation of the rental reservation.

Once received and credited 30% of the total of your reservation, VillasPlanet S.L., will immediately send the confirmation of temporary reservation to the TENANT by e-mail or fax.

The remaining 70% of the total amount of the rent, must be paid by the TENANT, by bank transfer, before 21 days from the date of entry to the property. To make another form of payment, previous consultation.

If the remaining amount of the rent (70%) is not paid within 21 days before the entry of the property, the reservation will be automatically cancelled and you will be obliged to pay the outstanding amount

Once we have received 100% of the rental amount and accredited by VillasPlanet S.L., we will send a confirmation of definitive reservation.

Important: In case the reservation is made with less than 21 days of  the date of entry to the property, the total amount of the rent must be paid.

VillasPlanet S.L. reserves the right to cancel your request before issuing the temporary confirmation and/or in the case of not receiving the payment of the advance or proof of it within the period indicated in this same section, in this case any amount already paid will be returned to you immediately.

 

CANCELLING CONDITIONS:

If the TENANT wishes to cancel or change the dates of the reservation he must request it in writing to VillasPlanet S.L. at e-mail info@villasplanet.com or by fax (+34) 971 54 77 19. <25% of the rent in case of cancellation up to 60 days before arrival <75% of the rent in case of cancellation up to 30 days before arrival

  • 90% of the rent in case of cancellation within 21 days prior to arrival
  • 90% in case of no show.

    In the case of change of dates, it must be requested at least 60 days before the date of entry and with the subsequent acceptance of VillasPlanet S.L.

     

    RELIABILITY:

    In the delivery of keys, the amount of 300 euros>/strong> must be paid in cash as a deposit and guarantee the return of the property and its belongings in the same state in which they were delivered, except for the deterioration derived from the rational use of them.

     

    CONDITIONS FOR THE OCCUPATION OF THE PROPERTY:

    Before handing over the keys the TENANT shall:

    3.    The total number of persons allowed in each house is stipulated in the detailed description of the property, and in no case may the maximum capacity allowed be exceeded.     6.    The description specifies whether the owner of the dwelling accepts pets or not. The violation of this rule, before or during the rent, leads to the automatic cancellation of the contract.

     

    CONDITIONS DURING OCCUPATION OF THE PROPERTY:

    1.    The referred housing is delivered in perfect state of use, conservation, in perfect conditions of habitability and in normal operation of its facilities and services. The TENANT must use the rented property with the diligence of a good parent and at the end of the lease must vacate it, returning it in perfect condition found. The maintenance of the house is in charge of the TENANT during their stay (except for houses that include cleaning in the price). At the end of the stay, the property must be left in the same levels of cleanliness and order in which it was found, otherwise an extra cleaning service may be required to be charged to the deposit.

    2.    The TENANT undertakes not to give up in whole or in part and not to sublet the holiday home. Nor make any other use of the property other than strictly for seasonal housing. In the event that the tenant fails to comply with this condition, the landlord(s) may terminate the contract.

    3.    The TENANT is obliged to treat the property with the utmost care and consideration, as a good parent, and will be responsible for any damage caused by him and/or any of his companions and/or guests, during their stay, in which case they will be refunded from the deposit.

    4.    The landlord may not carry out in the dwelling any activities that are annoying, unhealthy, harmful, dangerous, illegal or contrary to the Community Statutes. Nor may it store inflammable, explosive or corrosive materials in the dwelling and/or carry out commercial or industrial activities in the same, as well as the execution of others of any type. The violation of any of the conditions described above, leads to the automatic cancellation of the contract without refund of any amount (rent and / or deposit).

     

    Miscellaneous:

    -       The TENANT undertakes to keep the accommodation clean, tidy and in the state it was delivered. The TENANT also undertakes to follow the instructions for use and maintenance given by the property, to respect the regulations on rubbish collection, to use a reasonable amount of water, electricity, diesel oil, etc.

    -       In case the HIRER requests an extra cleaning service, he/she must inform VillasPlanet S.L. in advance and assume the cost of it. (It is recommended to communicate this during the reservation process). -       Before the departure, the additional costs not contained in the rent (only in case they exist), must be paid to the OWNER/LANDLORD of the contracted property or in its defect to VillasPlanet S.L. Only will be included in the total price what is detailed in the web description.

    -       Possible complaints regarding the conditions of the property must be communicated immediately to VillasPlanet S.L. and/or the LANDLORD of the property, within a maximum period of 3 days and before the departure of the property.

     

    CONDITIONS OF PROPERTY EVICTION:

    -       The TENANT is obliged to deliver the property and its accessories in a reasonable state of cleanliness and without garbage or waste inside. If this is not the case, and the deposit is charged, VillasPlanet S.L. will charge for the cleaning service according to the cost of the same.

    Prices are in Euros and generally include the corresponding taxes, except for those properties that expressly indicate taxes not included.
